Our PHILOSOPHY

BR Architects and Engineering was founded in 2006 in association with Prof. Juergen Reichardt Architekten BDA, Essen, Germany.

The India Campus for a leading international laboratory and process technology provider, Sartorius Stedim India Pvt. Ltd., interior fit-out for the Main Center for Elbit Medical Diagnostics in Bangalore, Conceptual Studies for DORMA India Pvt. Ltd. for their Chennai facilities were major achievements in the intervening 5 years.

BR Architects and Engineers Pvt. Ltd. was incorporated in May 2011. Storage, final testing and dispatch facilities of EXIDE India at Hosur and Phase 2 of Sartorius India Campus along with proposals for a new multi-modal Transit Hub for Kochi Metro were the highlights of the said period.

The company was restructured as BRAE Consulting Services Pvt. Ltd. in Feb 2018 to streamline services and enhance future business strategies.

The Five Stages of a Typical Project:

Pre- Design (Site Analysis + Programming) :

'Site analysis' includes documentation and analysis of all relevant data of the proposed site and surrounds e.g. boundaries of the site, topography and soil conditions, prevailing climatic conditions, existing buildings (if any), utility / infrastructure connections, etc.

'Programming' includes discussions - workshops, with the Stakeholders, wherein the various (spatial, functional and performance) requirements for the proposed project are defined, analysed and documented keeping site analysis in mind.

GENEering™ workshops facilitate the identification and definition of requirements in this phase.

Post Construction (/ Closeout) :

Post-construction (/ closeout) refers to the final phase of the Project where all loose ends are tied up, final inspections and documentation are completed before handing over the completed project to the Stakeholders & marking the facilities are ready for use.

Settling all outstanding invoices and payments, if any, after due diligence.

Providing Training to the Stakeholders / Facility Manager on how to operate and maintain the various systems, where necessary.

QA (Quality Assurance) during Construction :

QA (Quality Assurance) during Construction / Execution Phase is carried out to monitor and oversee the process of Construction, Installation and Commissioning of the Civil, Mechanical, Electrical, Plumbing, Interiors and other Site Developmental Works.

Periodic Coordination Meetings are conducted on site to resolve bottle-necks and challenges.

Payments / invoices of Execution Partners / Contractors / Vendors are ratified after due diligence, where necessary.

Design - Engineering :

Proposed designs are finalised through discussions and iterations.

Project Approval / Sanctioning Drawings are prepared for further processing, where necessary.

Well coordinated engineering blueprints are drawn up for the construction including Civil, Mechanical, Electrical, Plumbing, Interiors and other Site Developmental Works.

Cost estimates are arrived at and presented to the Stakeholders for approval.

Project roadmap is finalised to define - outline the targets and how they will be achieved.

Tendering (/ Procurement Process) :

Tendering (/ Procurement process) includes a series of steps that involves inviting Execution Partners / Contractors to submit bids, evaluating the bids and selecting suitable one/s to facilitate the Construction Process.

Steps in Tendering (/ Procurement Process) :

Prepare the Tender Document including Technical Specifications, General + Special Conditions on Conditions of Contract, Quality Assurance (QA) and Quality Control (QC), Health and Safety, Others
Invite Execution Partners / Contractors for the bidding process
Receive and Evaluate submitted Bids based on technical capability, quoted price and other criteria.
Identify and recommend suitable Execution Partners / Contractors after detailed negotiations.
